The South Okanagan was the only region in the area where the benchmark price for single-family homes were down last month compared to the year before.

Prices went up in the Central Okanagan, North Okanagan, and Shuswap/Revelstoke regions, according to the Association of Interior Realtors.

The South Okanagan乌鸦传媒 benchmark price for single family homes in July 2025 was reported at $754,500 鈥 a drop of 2%.

鈥淭he benchmark pricing in the condominium housing category recorded the South Okanagan being the only region that saw a decrease of 2.3% compared to the same time last year, coming in at $435,100,鈥 according to a release from the Association.

But the South Okanagan was the exception for the region.

New residential listings were up 0.8%, with 2,920 new listings last month. And active listings increased 2.3% compared to July 2024, with 10,443 recorded across the Association region.

鈥淔or the second month in a row, market activity continues to trend in a positive direction, even with stabilized inventory momentum,鈥 Association president Kadin Rainville said. 鈥淲e鈥檙e entering a more typical summer rhythm, which suggests the market is starting to recover from the turbulence caused by tariffs earlier this year.鈥

Prices of townhouses have decreased in most regions, except the North Okanagan, where a modest gain of 0.3% brought the average price up to $522,700.

鈥淟ittle to no major movement in price shifts reflects a broader trend toward market recovery. In this environment, accurately priced homes continue to perform well, while those that exceed current thresholds are increasingly likely to lag in buyer interest,鈥 Rainville said.

In the Kamloops region, single family homes cost an average of $673,200 鈥 up 2.2%.

鈥淎ctive listings appear to have plateaued slightly, but inventory levels remain sufficient to support the current tempered pace of demand,鈥 said Rainville.

What about the Kootenays? Single family homes are an average of $627,800, up 4.6%.

鈥淲e鈥檙e also beginning to see signs of tightening inventory, with active listings starting to trail behind buyer demand. Still, the region continues to stand out as one of the province乌鸦传媒 more resilient markets.鈥

For anybody looking for cheaper real estate, the Association reports that average single family home prices in the South Peace River region is $343,493 鈥 even after prices rose 18.5% compared to July 2024. Condominiums there sold for an average of $156,500 鈥 which the Association says is a 137.1% increase from last year.
